The freestanding shell facility stands on a 4.9-acre parcel located at 4675 North Avenue in Northside Business Park. Encompassing 51,840 sf, the concrete tilt-up features a 5,760-sf mezzanine and 106 parking spaces, as well as dock-high and grade-level doors. It will serve as the new company headquarters for Lamvin Inc., which manufactures acoustical products.
Jim Spain and Josh McFadyen of Colliers International acted on behalf of the buyer, Grasick LLC. The seller, Oceanside Venture LLC, was represented by Barry Hendler and Glenn Arnold of BRE Commercial/NAI.
Oceanside Venture LLC began developing Northside Business Park in 2000. In June of last year, the company sold a 26,784-sf industrial facility located at 2645 Vista Pacific Dr. within the complex for $1.8 million. The buyers, Frank T. Miyake and Barbara Miyake, use the space as company headquarters for their firm, FTM Enterprises Inc., which imports and distributes high- performance custom motorcycle parts and accessories.
