The project, known as Plaza 56, will be developed in various phases on a 22-acre site located at the recently completed intersection of Highway 56 and Camino Del Sur, formerly known as Camino Ruiz. In fact, the development of Plaza 56 was timed to coincide with the completion of the final four-mile link of Highway 56, says Gary Levitt, president of Sea Breeze Properties. The newly built Camino Del Sur off ramp on Highway 56 "provides easy access" to the office complex's slated location three miles west of I-15, according to company officials.
At build-out, Plaza 56 will be comprised of seven office facilities ranging from four to six stories and encompassing between 75,000 sf and 150,000 sf. All the buildings will offer prominent freeway visibility and multiple signage opportunities. Sea Breeze officials say the project "accounts for 60% of the buildable land zoned for commercial development and the majority of the class A office space" that can currently be developed along the Highway 56 Corridor between the I-5 and I- 15 freeways.
FCI Constructors is the general contractor building the project, which was designed by architect Brian Paul & Associates. Plans call for a sophisticated mid-rise design, circular motor courts and dramatic entryways. Floorplates will range from 20,000 sf to 30,000 sf, with the space to be offered for approved uses such as biotech, corporate headquarters, research, medical offices and retail support services. Grading on the project is expected to wrap up this June.
