The approved project is actually a scaled-back version of Toll's earlier proposal, which would have entailed 475 units on 225 acres. As part of its agreement to reduce the number of units, a response to concerns about traffic and access, Toll will also set aside about half of the site as open space, according to officials.
The larger proposal dates back four years and, in the interim, the township had considered buying the tract for open-space preservation. That effort failed when the township couldn't agree on a sale price with the site's nearly 20 different owners.
No timeframe for the project was disclosed, although local and company officials indicated that build-out could take several years.
