Darryl Noon, senior vice president, and Brian Gammill, managing director of industrial services for Houston-based Transwestern Commercial Services, represented the building owner, Invesco Realty Advisors in Dallas. Noon tells GlobeSt.com that Interceramic Inc. will relocate to 8785 Clay Rd. in September to gain an extra 22,673 sf in an exit of a nearby industrial building. Finish-out is underway to add a 13,000-sf office/showroom.
The inbound tenant was represented by David Boyd and Mike Boyd, both with Boyd Page Inc. in Houston, and Matt Blaugrund and Mark Blaugrund, with Recon Real Estate Consultants Inc. of El Paso.
The Clay Road building and a 60,000-sf sister structure delivered in the third quarter 2002 on 10 acres of a 20-acre tract, bringing out speculative product that's now 70% leased, according to Noon. The balance of the land most likely will house buildings mirroring the first two unless a build-to-suit client steps forward, he says. Invesco, though, isn't likely to start another spec project until the market firms up, he adds.
