Originally developed by 3COM Corp. in 1998, The Campus at Marlborough contains approximately 531,000 sf of space and is located on a 127-acre site, near Route 495. Berwind Property acquired the property from 3COM in November 2002 with the intent that a sister company, Zymark Corp., located in nearby Hopkinton, would occupy 140,000 sf. Those plans have recently been put on hold as Zymark continues to evaluate its long-term space needs.
Brogan tells GlobeSt.com that Zymark has three more years left on its lease in Hopkinton and originally the thought was that the company would sublease that space while it moved its operations to the 3Com campus. But, notes Brogan, "the market did not cooperate." He points out that the campus has capacity to build another 650,000 sf so the option to eventually build a building for Zymark is there.
At the time of acquisition, the campus was 37% occupied. Other tenants include 3COM, which leases a 168,000 sf building, National Grid and Exact Sciences Corp. This newly-signed lease will bring total occupancy to 53%, leaving approximately 247,000 sf of space available for lease.
Brogan also emphasizes 3Coms' recent relocation of its headquarters here from the West Coast. He says, "We're optimistic that ultimately they'll need more space and we can build a building for them."
