Curtis Properties LLC of Birmingham wants to build a 45,350-sf Papa Joe'sMarket on 15 acres at Rochester and Tienken roads. The proposed center willalso include an additional 29,050-sf of small specialty retail with thepotential for either small office suites or a banquet center, and otherstores. A new stand-alone restaurant is proposed as an outbuilding on thesite.

The developer is asking for a planned unit development process to combineall the proposed zonings on the parcel. Currently, most of the site is zonedfor industrial/office. A report by CB Richard Ellis shows there's no demandfor either use at the intersection, but retail use is rated extremely high.

The city is also considering a plan by Tienken Partners LLC to build115,550-sf of retail buildings, about 30 stores in all, at the southeastcorner of Rochester and Tienken roads.

The 12.4-acre site would also feature office space in the plan, said JohnGaber, the company's attorney.

There is a 132,000-sf vacant building on the site currently. The company isalso requesting a PUD process.

City officials will examine the plans at a future meeting.
