The Dallas office for the Salt Lake City-headquartered Proterra signed Inside Out Shops, an outdoor furniture distributor, to a long-term lease for 4630 Olin Rd., Daniel H. Lawson, Proterra's marketing director, tells GlobeSt.com. When the time comes, the tenant will double its space by moving three blocks to a warehouse owned by Greenbriar Holdings of Dallas. Tuesday Morning emptied the space after getting its keys to a build-to-suit.

Lawson says negotiations lasted six weeks. "I said we'd beat any deal out there," he explains of the talks, "and we did."

In recent weeks, KidKraft LP, a manufacturer of children's furniture, moved into 50,520 sf from a 30,000-sf industrial spot right across the street. A 4,000-sf build-out for more office space is wrapping up.

Bryan Lurie of RMB Investments in Dallas represented KidKraft in the long-term lease talks. James Duggan and Nancy Conley, both with Duggan Realty Advisors in Dallas, brokered for Inside Out shops.

Lawson says the bundled leases are "stair step deals" that start out pretty aggressive. Nonetheless, he says "the owners are very glad it's full.
