The Baybrook Collection, a newly constructed, two-tenant building at Interstate 45 S and Bay Area Boulevard in the far southeast submarket, will be filled by Verizon Wireless and Men's Wearhouse Inc. The stores will open in late summer.

Verizon signed a 10-year lease for 6,000 sf, Jim R. Smith Jr. with Boyd Page/ChainLinks in Houston tells GlobeSt.com. Josh Jacobs of New Regional Planning in Houston brokered the transaction for Verizon.

Men's Warehouse also signed a 10-year lease to reserve a 5,060-sf spot. Boyd Page's Nick Hernandez represented the tenant.

Smith and Edward F. Page, head of Boyd Page Commercial Real Estate Services, handled negotiations for the center's owner, Baybrook 1.1 LP.

In the Westchase submarket, the Woodlake Collection, a 10,000-sf building at Westheimer and Gessner roads, cornered five-year leases from Alphagraphics and Batteries Plus. The stores will open in June.

Alphagraphics, a printing company, took 2,398 sf while Batteries Plus signed for 1,708 sf. Smith handled talks for Alphagraphics while Jason Baker of Wulfe & Co. in Houston brokered on behalf of Batteries Plus. Owner of record, Woodlake Collection LP, was represented by Page. The center also includes Verizon Wireless, Quizno's and a dry cleaning business.
