Global Innovation Partners took title to the 2010 E. Centennial Circle property from Minneapolis-based Ryan Cos. US Inc., a developer of office and industrial properties which built the structure in 2001 as a high-tech corporate training facility for ASM Lithography. Bob Young, with CB Richard Ellis Inc.'s Phoenix office, tells GlobeSt.com that the Netherlands-based ASM Lithography, which manufactures machines used to make microchips, selected the site because of the location across the street from its US corporate headquarters.
The build-to-suit facility includes an 11,200-sf clean room along with office space. The property is used to train ASM clients on its highly sophisticated equipment used for manufacturing semiconductor circuitry on silicon wafers.
The firm, which has offices worldwide, moved into the facility about six months ago under a 15-year, $43-million lease with Ryan Cos. The CB Richard Ellis-negotiated lease was one of the largest signed in 2002. Under the terms of the recent sale, the lease will transfer to Global Innovation, Young said.
Young along with Glenn Smigiel, Steven Brabant and Rick Abraham, all with CB Richard Ellis' Phoenix office, represented the seller in the recent transaction. Global Investment Partners used in-house brokers to structure the acquisition.
