Terming his project "a model for smart growth and intelligent planning," Kantor explained to attendees last week that his company will target consumer products giants and third-party logistics providers for a development that will focus on high bay, bulk distribution space. Cushman & Wakefield has been hired as exclusive leasing agent for the property.

"This master-planned business park was conceived to address companies' need to distribute along the most densely populated corridor in the US and their desire to take advantage of the new technologies that are reshaping the way storage and distribution of goods are being handled," according to Kantor.

Central Crossings is being built on 170 acres at Exit 7 on the New Jersey Turnpike in this Burlington County community, about 30 minutes from Philadelphia and 75 minutes from New York City. The New Jersey Department of Transportation is already working on building a connecting road linking the site directly with the exit.

The property also has proximity to both I-295 and I-195, both major feeder roads to the New Jersey Turnpike, which itself carries I-95 through the Garden State. The under-construction New Jersey Light Rail Transit System connecting the cities of Trenton and Camden is also nearby.

The mass of space is also expected to carry the growth of the Garden State's major distribution corridor further south. Much of the focus of the region's warehousing and distribution growth in recent years has been Exit 8A of the Turnpike, but as land has been used up there, developers have been consistently looking further south to Exits 7A and 7 and beyond.

As far as the individual facilities planned within Central Crossings, they will provide up to 43-foot ceiling heights, according to Kantor, whose company is based in Wall Twp., NJ. The buildings will also have 60-foot dolly pads and the added amenity of 130 feet of truck maneuvering space.
