Mark Hajdu, senior vice president of Henry S. Miller Commercial in Dallas, tells GlobeSt.com that the recently signed stack for Pleasant Run Towne Center adds a 40,542-sf Oshman's, 32,827-sf Circuit City, 21,263-sf Michaels, 10,000-sf Half Price Books and a standard-format Bed, Bath & Beyond.

One of five anchors, a 174,000-sf Super Target, will lead the openings in September for the development at the southwest corner of US Highway 67 and Pleasant Run Road. The balance of the lineup opens in late fall in time for the holiday shopping season in a move that will jumpstart construction for periphery pad sites, Hajdu says of the Weber & Co. and Today Realty Advisors development. In a previous GlobeSt.com article, the project cost was estimated at $50 million.

Hajdu and Ryan Hamilton, a Henry S. Miller Commercial associate, represent the developer. Oshman's, which signed its typical 10-year lease, was represented by Terry Syler of Dallas-based Weitzman Group. Claudia Hutchinson of Houston-based Moody Rambin Interests' Fort Worth office represented Circuit City in talks for a 15-year agreement. Brokers for the other deals were not available by publication time.

Hajdu says the wave of final signings culminated nearly a year of talks across the board. In the coming weeks, he says there will be "a couple big announcements," but he's not tipping his hand as yet about the new names that are close to being signed.

The steady growth of Cedar Hill rooftops has made the Dallas County pocket into a hotspot for retail development. Pleasant Run Towne Center's competitors include a 160,000-sf center that has latched onto Ultimate Electronics and a JCPenney Catalog Center for its roster. Wal-Mart staked its ground last year with the opening of a 208,000-sf supercenter, an obvious trigger for others to follow suit. A ramp relocation, though, helped catapult Pleasant Run Towne Center into one of the more enviable locations, a positioning right at the base of a relocated exit ramp from US Highway 67.
