Alexander G. Reilly with Houston-based Boyd Page Commercial Real Estate Services, tells GlobeSt.com that Fresenius Medical Care is staking a claim for its 12th kidney dialysis center in the Greater Houston area. He says the center will go up on a 0.7-acre tract that fronts Live Oak Street, just south of Bay Area Boulevard.

Dean Calivas and Bruce Dewberry, both in the Dallas office of USI Real Estate Brokerage Services Inc., represented the dialysis center operator. Fresenius Medical Care's US hub is based in Lexington, MA, with the headquarters in Bad Homburg, Germany. Fresenius is one of the world's largest operators and products' supplier for the dialysis industry. It has 1,480 clinics in North America, Europe, Latin America and Asia.

Fresnius' building will rise in sync with a 20,000-sf, two-tenant spec building, both of which will take six months to build. Reilly says the project's construction loan should fund this month to clear the way for the construction starts.

Los Angeles-based investors, Webland Equities LP, is the park owner. Reilly and David M. Boyd, also of Boyd Page are marketing it. Reilly says the average rent is running 65 cents per sf triple net, which includes a 10% finish-out allowance.
