Steve Scott of the Lee & Associates Sherman Oaks office says the buyer expects to move in this month to the building in a relocation from facilities at 13443 Sherman Way in North Hollywood. Scott represented the buyer, with David Young from the Encino office of NAI Capital Commercial Real Estate representing the seller.
The new Chalk & Vermilion property includes a fenced yard, three grade-level loading doors, 26-foot ceilings, heavy power and location in an Enterprise Zone. The building, which was constructed in 1973 and renovated in 1992, includes 5,000 sf of mezzanine space. Scott says that because the building is divisible, Chalk & Vermilion will lease approximately 7,000 sf to another tenant. Vast Resources has moved out of the building in a consolidation of its facilities in Chatsworth.
