Baker Boulevard Partners, led by Jon and Danele Durham, peg the project's cost at $1 million, including land. The development is the first retail space to rise in adjunct to Baker Boulevard's Faith Creek Estates, a 56-lot, single-family subdivision.
Durham tells GlobeSt.com that the four-acre retail site will be developed simultaneously with two more spec office buildings for the firm's adjacent nine-acre Richland Hills Business Center. Designs of 1,200 sf and 1,600 sf will join two buildings of the same size, now leased to a contractor and a fitness center. Construction will start in about 30 days.
The development company got its start about three years ago when the Durhams started looking for land to build a new home. A five-acre buy turned around four acres for single-family development while the couple, teaming with longtime friend Dan Broder, set about buying more land and making more plans. Now, Baker Boulevard Partners, named for the high-traffic road for the concentration of development, has another 12 acres in hand, five of which were just bought last month in the Quad Cities corridor. A 2.5-acre hard corner at Baker Boulevard and Faith Creek is banked for additional retail development, Durham says, adding that he could develop another 67,000 sf of retail on the firm's existing holdings.
Danele Durham, an independent broker, is handling the pre-leasing for Faith Creek Plaza. The focus is neighborhood services, with commitments to date for a nail salon, cleaners, sporting goods and wireless telephone sales.
Durham is the builder as well as the developer. GSBS Architecture of North Richland Hills has designed the development, with GSBS' Tim Whitehead as project manager.
