The firm looked at other office options in West Houston, but was lured into staying by an attractive rate from the building owner, a contact for Trione & Gordon ONCOR International in Houston tells GlobeSt.com. The 60,000-sf, class B building's quoted rate falls between $14 per sf to $15 per sf versus the category's average of $18.79 per sf in the Katy Freeway submarket. The class B inventory of 537,754 sf is shouldering a 28.4% vacancy whereas the submarket's class A product, totaling 1.8 million sf, is 8.3% empty, according to Trione & Gordon's researchers.
Tommy Wilson with Trione & Gordon negotiated on the tenant's behalf. The building owner, Sessan Investments Inc., used an in-house representative, Martha Tillman.
