The 2601 Resource Dr. building was one of just a few that met the front-load design criteria to get Carrier Sales and Distribution LLC to sign a five-year, market rate lease. "If you had a rear-load facility, you weren't going to make the deal," Paul Tichacek of JSC Realty Services Inc. of Dallas tells GlobeSt.com.

Tichacek, who represents the Salt Lake City building owner, says the closing price was "a solid market rate" for the shell space, now getting primed for finish-out. The building's quoted rate is $5.50 per sf plus electric.

Carrier, a leader in air conditioning, heating and refrigeration, will get the keys in mid-August to relocate from a smaller industrial site at 3737 Grader St. in Garland. Bruce Dewberry of USI-Real Estate Brokerage Services Inc. in Dallas represented Carrier Corp., headquartered in Farmington, CT.
