Spokane-based developer Attesa Corp. will build the hotel on 7.5 acres of desert land at the southeast corner of Grandmarket Way and Grand Avenue in Surprise in time for next year's home opener, Jerry Mason, with CB Richard Ellis Inc.'s Phoenix office, tells GlobeSt.com. "It will be one of the first hotels built to serve ballpark patrons," he said, noting that the hotel, which expects to be affiliated with an as yet unnamed major chain, will also cater to Surprise visitors. The project cost has not been determined.
In a near $1.8-million deal with seller, Roskamp/Sun Health Management Service LLP of Sun City, Attesa Corp. purchased the land which also gives the developer enough room for about 200,000 sf of restaurant and retail pad space. No tenants have yet been found for the retail component, Mason said, but with Surprise's population projected to grow from its current 47,000 residents to 100,000 by 2020, the developer anticipates no problems with lease-up.
Mason said the site is conducive to both a hotel and retail shops, not only because of its prime location within two miles of the city's spring training facility but because the parcel abuts land that will be developed by Sun Health into a 700-bed, extended-care facility.
"There's a lot going on there," said Mason, who along with Nikki Miles, also with CB Richard Ellis' Phoenix office, represented the buyer in the land sale. Roskamp/Sun Health Management Service LLP handled its side of the deal making in house.
