The 33-story office tower, which is scheduled for completion in early 2004, offers an additional 300,000 sf of parking and common area space. Its owner, Arch Street Tower LLC, includes a number of partners, Congress Group Ventures, Lend Lease Real Estate Investments, the National Electrical Benefit Fund, and Eastern Development.
The building is being brought online during one of the city's worst markets in recent years. A single tenant has not been signed and the property is competing with a number of other buildings with large blocks of space available. Among those are One Lincoln St., which has 300,000 sf of its one million sf available; 501 Boylston St., which has 320,000 sf of its 575,000 sf available; and, 131 Dartmouth St., which has 245,000 sf of its 369,000 sf available. Overall availability in the city is up to about 16%.
