Custom Millwork, now located two miles south along Newkirk Drive, is headed to 16,500 sf of "as-is" space at 13777 Bee St. in Farmers Branch in a deal put together by Nathan Denton of Dallas-based Henry S. Miller Commercial and the CB Richard Ellis Inc. team of Ned Washburn and Larry Leon. The 43,000-sf industrial building is owned by V&C Enterprises of Dallas, with CBRE as the leasing and property manager.
Denton tells GlobeSt.com that the final contract brought a $3.45 per sf gross start for a stair-step agreement with an ending rate of $4 per sf. "It was a deal that they couldn't pass up," Denton says of bargaining that closed out a three-month search. "It was vacant for awhile so the owner was getting aggressive." The company specializes in interior custom build-outs for restaurants, using Dallas as the hub for a client list with international ties.
