MSC Industrial Direct, a wholesaler of tools, signed for short term on 12,665 sf at 9225 King James Rd. in Dallas. The longtime tenant intends to continue looking, says Nathan Denton of Henry S. Miller Commercial in Dallas. The Brookhollow Industrial District renewal went for $4.25 per sf gross, he tells GlobeSt.com. Jerry Smith of Dollar-Flowers in Dallas represented the local building owner, Robbins Property Co.
At Crosby 35/Business Park in Carrollton, Bill's Air Conditioning re-upped 6,875 sf with a medium-term lease at a rate of $5.35 per sf triple net, Denton says. "We looked around there too, but the landlord gave us an offer that we couldn't refuse," he explains, noting the deal includes an option to expand without penalty. The three-year tenant's new deal coincides with the expiration of the old pact. The firm repairs and distributes HVAC systems for residential properties.
The 1225 E. Crosby Rd. building, totaling, 141,735 sf, was sold in late February by Macfarlan Real Estate Investment Management of Dallas to another locally based owner, TA Realty Associates. The asset was 97% leased when it traded.
