Although lease terms were not disclosed, published asking net rates at the 120,800-sf property at 2400 Ogden Ave. are $15.25, with taxes and expenses approaching the $20 per sf published gross rate at Olympian Business Center.

"They needed to be in a property where they had control of all their utilities because the company is a 24/7 operation, and they were paying exorbitant fees for after-hours heating and cooling," says Cushman & Wakefield Inc. senior director Susan Rosen. "We looked at a great many properties, but in the end this was really the most cost-effective and efficient space."

Senior director Marilyn Lissner and associate Alex Smith joined Rosen in representing Arris International. Jeff Mann of CB Richard Ellis represented Downers Grove-based developer and owner Pritchett Realty Corp.
