Steve Schloemer of the Anaheim office of Colliers Seeley says Valley Detroit Diesel is a franchised distributor and operator of service facilities for heavy-duty diesel engines and transmissions. Schloemer represented both the company and the building owner, a locally based private investor, with Mike Hartel of the Irvine office of Collier Seeley also representing the owner. Casey Immel in the Colliers Anaheim office helped with the representation of the tenant.
Valley Detroit's new facility is at 17192 Daimler in the Irvine Business Center, where Schloemer says tenants like the diesel engine service company are taking advantage of bargain rents to relocate into some of the highest quality industrial buildings available in Orange County. He notes that during the first quarter, the Orange County industrial markets achieved the first significant positive net absorption of the past two years, thanks in part to expansions by tenants taking advantage of attractive leasing rates.
