In one deal, D.U.G. Inc. leased 2,600 sf of restaurant space at 8 E. Atlantic Ave. from property owner Sure-Ring Inc. for $1.4 million. D.U.G. is a restaurant group led by James Dobson and Pedro Uzecom which owns 13 restaurants worldwide.

This restaurant is yet unnamed but is planned to be a Spanish tapas, wine and martini bar. Completion of the restaurant is expected in October or November.

"The group loved Atlantic Avenue's charm and restaurant crowds," according to Athan Prakas, president/broker of The Prakas Group Inc. of Boca Raton, FL, and the exclusive broker who represented both parties in the deal. "In the future, they hope to expand with locations on Las Olas Boulevard and Lincoln Road in Miami."

In another transaction, Jack Wrubleski, a pub and restaurant owner from London, relocated to South Florida, leasing the historic Blank House at 85 S.E. 6th Ave. and Federal Highway from property owner Yellow House LLC for $450,000. Prakas represented both parties in the transaction.

Wrubleski is planning to open a 2,000-sf restaurant called The English Teahouse and Gardens, an English tea room with an English garden next to the café. This is the former site of the French bistro Tour Jour Provence.
