The project's developer is Miami Beach-based Karlton Properties, whose principals are Fredric N. Karlton, Daniel Rotenberg and Gavriel Naim.

"We are currently putting in new plumbing, electrical and fire safety systems, so the building will be completely new," Rotenberg said in a statement. Only the original shell of the building is being preserved.

The project's one- and two-bedroom residences will range in size from 850 sf to 1,360 sf and come in 14 floor plans. Condo prices range from the $190,000s to $500,000. Each home will have a private balcony, most with ocean or bay views.

The property, located at 6917 Collins Ave., was completed in 1969 as The Victorian, a 14-story building with 249 apartments. The architect was the famed Morris Lapidus of Miami. Then in the early '80s, the late Victor Posner converted the building into office space called Victorian Plaza. It has been vacant in recent months.
