"It's a win for the tenant, a win for the market and a win for the building owner," J. Cannon Green of Dallas-based Trammell Crow's Arlington office tells GlobeSt.com. Beyond that, all he's saying is that Glazers Wholesale Distributors locked in a "market rate" deal for the Grand Prairie building at 2800 112th St.
The latest numbers for the Great Southwest show vacancy at 13.9% versus the market average of 10.6% and distribution space rent at $3.64 per sf. Flex space is fetching $7.50 per sf, according to Grubb & Ellis Co.'s second-quarter report.
A deal of that size certainly had building owners chasing the contract since, as Green says, "there's not been a lot of activity in the past 18 months." He along with Trammell Crow's Scott Krikorian won the race for building owner, Rreef Funds in San Francisco. Representing the tenant were Todd Burnette and George Curry, both in the Fort Worth office for Dallas-headquartered Staubach Co.
Glazers is moving in now, Cannon says. The Upper Great Southwest building is an expansion for the distributor and not a relocation of operations from Valwood or Fort Worth.
