SunCor's Palm Valley Office Park, which delivered last month, is 60% leased. When it reaches 100%, construction will begin on the next building, said Mitch Rosen, project manager for SunCor Development Co. of Tempe.

"It's one of the premier locations in Palm Valley," Rosen said of the 40,200-sf, two-story, class A office building located at the northwest corner of Litchfield and McDowell roads in Goodyear. He said SunCor recognized a need in this western Phoenix suburb for medical office space and designed the project to include a medical gas exhaust system for medical tenants--which is the type of user now filling the building.

The second phase was designed by Nelsen Architects Inc. of Scottsdale and constructed by Summit Builders of Phoenix. The multi-million-dollar project, which broke ground in November, is quoting space at $24 per sf, full service. Ron Simonsgaard with Grubb & Ellis/BRE Commercial in Phoenix holds the leasing assignment.

The office project is part of a larger office development in Palm Valley, a 9,500-acre development in Goodyear that is projected to eventually become home to 50,000 residents. The first phase that SunCor brought out of the ground was a retail complex, Palm Valley Cornerstone. SunCor Development Co., a subsidiary of Pinnacle West Capital Corp., develops and manages office, retail, golf and residential properties in Arizona, New Mexico and Utah.
