In a relocation from within the Great Southwest Industrial District, Black Millwork Inc., a window manufacturer, took over 30,000 sf at 634 107th St. and vacated 25,000 sf at 2014 S. Great Southwest Parkway in Grand Prairie in a move forced by a building sale, Walter Floyd of NAI Stoneleigh Huff Brous McDowell in Fort Worth tells GlobeSt.com.
Black Millwork now occupies half of a building, which it shares with the owner, Chung-Cheng Hong of Arlington. The site is one of two Texas distribution sites and one of six in the Black Millwork network, headquartered in Allendale, NJ.
Floyd represented the tenant, who signed a one-year lease, while Brian Graham of CB Richard Ellis Inc. in Dallas handled talks for the building owner. Floyd says the "good rate" locked in the deal, but he's not saying anymore than that.
It's no secret that industrial space, of all type, is plentiful in the Great Southwest. Grubb & Ellis Co.'s latest regional report puts the going rate at $3.72 per sf for warehouse product in the district.
In Euless, Curry Printing re-upped 15,971 sf of warehouse space at 1109 Pamela Dr. in a deal bundled by Gary Walker of SCM Real Estate Services in Arlington. The tenant has been in the 70,000-sf building at least a decade and will be there another five years with the newly crafted lease, Walker tells GlobeSt.com.
Last year, an affiliate of Invensys Plc, based in London, acquired the building near the intersection of US Highway 10 and 157. Walker, who previously managed the asset, now holds both contracts for the property.
In DeSoto, Imperial Supplies LLC holds tight to 20,287 sf at 1707 Falcon Dr., a fully leased, three-tenant building in the Eagle Industrial Park. Imperial, part of the 68,000-sf building's lineup for a decade, renewed for the long term. Jerry Reis of Property Advisers Realty Inc. in Irving was the lone broker on the transaction, representing the building owner Owen Bros. Enterprises of Irving. Imperial, based in Green Bay, WI, is a national distributor of maintenance supplies.
