The transaction, handled by Jones Lang LaSalle, consisted of a lease renewal by Marsh and a full-floor expansion by Mercer, which is moving into the building owned by JP Morgan Strategic Property Fund. The two companies took advantage of the efficiencies and flexibility created by locating together.
In addition, they will have the added benefit of a Seventeenth Street address on the edge of Lower Downtown with more than 35 restaurants, seven hotels and various entertainment venues within a short walking distance, according to the Jones Lang LaSalle leasing team of Howard Schmidt and Bill Lucas.
"This was an important transaction for both tenant and owner as Marsh and Mercer gain new efficiencies and JP Morgan Strategic Property Fund maintains the stability and occupancy of its premier building in Denver," says Schmidt.
"This prime space offers tenants a great location, panoramic views of the Rockies, excellent parking, as well as a distinctive address at a superior building," adds Lucas.
Seventeenth Street Plaza is a 32-story, 666,653-sf Class AA office building. It was built in 1984 by LaSalle Partners and purchased by the current owner in 2000. The building is undergoing a major lobby renovation that will be completed in early fall.
Other prominent tenants include Xcel Energy, Denver Investment Advisors, URS Inc., Vestar Capital Partners and the law firms of Ballard, Spahr, Andrews & Ingersoll, and Moye, Giles, O'Keefe, Vermiere & Gorrell.
Jones Lang LaSalle also is currently marketing floors 31 and 32.
