The deal will be capitalized with $17.8 million in Multi-Family Housing Revenue Bonds issued by Denver and an undisclosed amount of tax-credit equity.
The project will include 12,750-sf of parking, one level that will be at grade and two above grade.
The project will include 35 studio units, 153 one-bedroom units and 35 two-bedroom units. Apartment income limits and rental rates are set by HUD and the Colorado Housing and Finance Authority.
The entire building will have about 295,900 sf, with the apartment rental area covering about 149,000 sf.The plaza will include 2,359 sf of concrete pavers, landscaping and outside seating that will be dedicated to Denver firefighters.
The contemporary architecture will incorporate cast-in-place concrete, masonry, architectural metal panels and glass. The glazing system will include commercial storefronts with clear glass at the first two levels, and vinyl frame windows with green-tinted, low-E glass. The architect of record is JG Johnson Architects and the design architect is Shears Adkins Architects.
A rooftop deck and community room will anchor the property's social center on the top floor.The ground breaking is scheduled for September with the construction completed by the first quarter of 2005.
