Area brokers tell GlobeSt.com that what makes this deal unusual is that tiny hamlets, such as Nelson, are preparing to save green space in their areas before the arrival of nearby developments, not after the new projects are started. Two new nearby subdivisions, totaling 100 homes, are nearing completion.
The French company has owned the land and buildings for many years and has done nothing with the property, area brokers tell GlobeSt.com.
Brokers tell GlobeSt.com the pending deal stipulates Atlanta East Inc. will get the plant's buildings and the city will get the land to use for green space where commercial development will be prohibited. The property is in the center of the town and links to a seven-acre public park. Atlanta East hasn't disclosed what it plans to do with the buildings.
About 20 miles south of Nelson, another small Cherokee County town, Holly Springs (Pop. 3,900), is also being eyed by developers. To have greater control of new development, the city council has annexed two tracts for proposed subdivisions totaling 560 homes on 261 acres.
Holly Springs annexed 541 acres in a separate location earlier this year. When the Lakes of Holly Springs subdivision is completed, the area will have a total 1,250 new homes, area brokers tell GlobeSt.com.
