The Great Wall Restaurant Supply Inc. of Toledo acquired 1661 S. Great Southwest Parkway from Nogales Produce Inc., which vacated the premises two days ago. The single-story building on 4.3 acres was on the market for two years, with Nogales Produce using it as extra storage for a main hub in Dallas while brokers looked for a buyer. The team making the close was Greg Morris, John Dunwoody and Don Davis, all with Dunn Commercial LP in Arlington.

Morris tells GlobeSt.com that Great Wall, paying $1.3 million for the warehouse, begins work this weekend to add 10,000 sf of freezer space to an existing 8,000 sf of cold storage. The asset took two years to sell due to the specialty cold-storage design, according to Morris. The building was constructed in 1984 as a build-to-suit for Burger King. Morris says there were several interested parties during the marketing, but the cold-storage space--one-fourth of the structure--kept the deal from the closing table. Great Wall will use the building primarily for seafood distribution.
