A contact for Hines, the building's manager, tells GlobeSt.com that the 11-attorney Allen Boone Humphries signed a long-term lease for the 34-story, 619,000-sf building. The firm represents cities, counties and municipal districts as well as contractors and others who do business with public entities.

Tim D. Relyea of Cushman & Wakefield of Texas Inc. negotiated the lease on behalf of the law firm. Paula Bruns and Chrissy Wilson, leasing representatives for Houston-based Hines, represented building owner, Peak Phoenix Tower. The lease lifts occupancy to 81% in the high-rise at 3200 Southwest Freeway. The building's quoted rents are $19 per sf to $21 per sf.

In the Galleria submarket, the Right Bank for Texas leased 4,864 sf at 1455 W. Loop, a 187,380-sf building with rents ranging from $20 per sf to $22 per sf. Keith Lloyd of Grubb & Ellis Co. and Mark Preston of Moody Rambin Interests bundled the package for the building owner, Koswood Investments Corp. Brad Marnitz of Houston's NAI Partners Commercial bargained for the tenant.
