Wheels Specialties Ltd., based in Baltimore, signed a three-year lease to show and sell its wares, high-end wheels and tires. "We got $3 triple net. ProLogis got real aggressive with us," Eric Gilbert of Grubb & Ellis Co.'s Dallas office, tells GlobeSt.com.
Gilbert, the tenant's rep, says the Baltimore firm searched the market for about four months before zeroing in on Aurora, CO-based ProLogis Trust's office/warehouse building situated on a hard corner at the crossroad of Post & Paddock. "When they called and said they wanted to come to town, it didn't take long," he says of the Grubb & Ellis national client. ProLogis used an in-house broker, Joe Rudd, to negotiate the terms.
