According to Bob DeLaney of Trammell Crow, Equity was doing the leasing for the buildings in-house, but recently Nixon Peabody and Hutchins & Wheeler, which was leasing 215,000 sf of contiguous space at 101 Federal decided to consolidate its offices with a move to 100 Summer St., another Equity building, leaving a fairly big vacancy in the building.

DeLaney tells GlobeSt.com that the Equity portfolio's vacancy rate is significantly lower than the city's average which is currently in the mid teens. DeLaney notes that Trammell Crow worked for Equity when it first came into the area with its purchase of 28 State St. When it acquired the Beacon Properties portfolio it moved its leasing in house.

DeLaney adds that a number of tenants are also moving out of 75 Federal, leaving about 50,000 sf of space available there. The largest of those tenants, the Board of Bar Overseers, is relocating to 99 High St.

DeLaney, along with Chuck O'Connor, Barry Hynes, and John McHigh, will be the leasing brokers on the buildings.
