The Cushman & Wakefield team of John Minervini, Robin Dodson and Erik Larson represented both the buyer and the seller. The C&W brokers say that Sweda, will use the building, which is at 1616 California Ave., as an adjunct to the company's existing 200,000-sf warehouse and distribution facility located next door. Sweda, which is both a manufacturer and a supplier for the promotional products industry, has owned the 200,000-sf building for the past 10 years.

Built in 1948, the 76,348-sf warehouse is fully air conditioned and previously served as a label manufacturing facility for Avery Dennison and later for CCL Label. Hager Pacific, one of the largest privately owned real estate investment firms in Southern California, acquired the building in June 2001.
