The floor covering and installation company, which will pay about $600,000 over the term, selected the 147,454-sf, 4409 E. Baseline Rd. project, known as Baseline Foothills, to accommodate its need for expanded warehouse and showroom space in a central location, Rick Collins with Ross Brown Partners tells GlobeSt.com. "Baseline Foothills gave them both," he says. The tenant provides a variety of flooring products including carpet, tile and wood flooring, and serves as a showroom for new home builders.

The flex-industrial project, which backs up to the South Mountain preserve, was built two years ago by First Industrial Realty Trust. Other tenants include Otis Elevator, Diebold, Lifecare Solutions and Regal Plastic.

Collins along with and Curtis Brown, also with Ross Brown Partners Inc. represented the tenant in the transaction. First Industrial was assisted by John Werstler, John Pompay, and Jerry McCormick, all with CB Richard Ellis Inc.'s Phoenix office.
