In the West Los Angeles transaction, the Kolovos Trust of Los Angeles purchased a 17-unit apartment building at 1810 Purdue Ave. from Fourth Street Venture of Los Angeles for $2.2 million, according to the Charles Dunn Co.

Michel Hibbert of the West Los Angeles office of Charles Dunn, who represented the buyer, says the one-building complex was 100% occupied at the time of the sale. Built in 1971, the Purdue property is of two-story, wood frame and stucco construction, with units that average nearly 875 sf. Its 17 units include 15 one-bedroom, one-bath units and two units with two bedrooms and two bathrooms each. Seller Fourth Street Venture was represented by Pete Sayegh of NPS Realty.

In the West Hollywood sale, a private investor based in West Hollywood bought a nine-unit building at 945 N. Alfred St. from a New York-based seller for $1.625 million, according to Sperry Van Ness. Brent Sprenkle of Sperry Van Ness in Los Angeles represented the buyer and the seller, who had owned the property for five years.

Sprenkle notes that the property was on the market for only seven days.

Built in 1988 of wood frame and stucco construction, the complex features five one-bedroom, one-bathroom units, three two-bedroom, two-bath units and one three-bedroom, two-bath unit, with rents ranging from $1,055 to $1,600.
