Able Electric Service Co. bought an 18,800-sf building at 2626 Electronic Lane, also listed as 2626 Program Dr., from Summit Electric Co., a supplier who recently shifted to a 59,860-sf building at 2646 Manana Dr. The deal began working in 2001 and drove seven extensions on Able Electric's lease while Summit found just the right relocation spot to lease and then whipped it into shape to suit its needs, Jim Svidron, vice president of Dallas-based Robert Lynn Co. tells GlobeSt.com.

Svidron says the Electronic Lane building never came to market. A longstanding relationship between Able Electric the customer and Summit Electric the supplier had the price settled in 2001, but the closing was stalled until Summit's recent move. Able Electric's extensions were readily negotiable with its 2839 Blystone Lane owner, who now has 13,000 sf to fill in the 23,000-sf structure.

Svidron says Able Electric was willing to wait although it desperately needed to expand. It not only got a larger building, but a half-acre storage yard on the 60,000-sf tract. "The timing was such that they really had to take possession," he says, confiding that another lease extension loomed if the closing didn't take place soon.
