Redstone Cos. of Houston signed a medium-term lease for Houstonian Lite Town Square, a mini-version of the popular upscale venue at the Houstonian Hotel. The Sugar Land location at 16190 City Walk Blvd. is the first of several "lite" health clubs planned for Texas metropolises and possibly out-of-state metros. To date, more 300 memberships have been sold for the town square's spa.

The lease was crafted by Steve Lerner, Redstone's executive vice president; Herb Lipsman, vice president of development for the Houstonian Hotel, Club & Spa; and R. Donald Janssen Jr., senior vice president for developer, Sugarland Properties.

The town square's selling points are the 60,000-sf office component, which would provide a club membership base as well as a trade area with 233,918 residents and annual income average of $97,404. The upscale spa and health club will join a tenant roll that includes PF Chang's China Bistro, Bombay/BombayKIDS, Cafe Express, Charter Title Co., Jamba Juice and Japaneiro's Sushi Bistro and Latin Grill. Town Square's rent quote is not available, but a recent retail study pegs class A space at $18 per sf to $20 per sf for the Greater Houston area.
