JM Tanner's acquisition at 10635 Brighton Lane in Stafford went on the market a year ago after a local family partnership relocated its all-terrain vehicle business, Rollingon Corp., to another South Texas suburb. Chris Caudill with NAI Partners Commercial in Houston tells GlobeSt.com that he brought in an 18,000-sf tenant on a short-term signing during the marketing. The tenant is poised to exit and the new owner is poised to backfill manufacturing space equipped with two cranes.

Caudill represented the buyer and the seller, the Holland Family Partnership. And then, he cornered the leasing assignment, expecting to levy a rate of about 30 cents per sf triple net on the asset.

The 19-year-old building sits in a 40-million-sf industrial submarket, where vacancy is slightly more than 9%, according to the latest report by CB Richard Ellis Inc.'s Houston research team. About 500,000 sf is under construction.
