Tecmag Inc., a Houston-based manufacturer of magnetic resonance equipment, is moving its headquarters from office space at 6006 Bellaire Blvd. in the southwest into 12,500 sf of service center space at 10161 and 10165 Harwin St., where the quoted rate is 70 cents per sf. Chris Caudill with the Houston office of NAI Partners Commercial represented Tecmag in the long-term lease negotiations. He tells GlobeSt.com that the new lease will double Tecmag's space. Building owner First Industrial Realty Trust of Chicago used in-house broker, Brock Wilson, to structure the deal.

In the northwest submarket, American Woodmark Corp. leased 3,750 sf at 8801 Jameel St. in Midway Commerce Park. Darren O'Conor of Dallas-based Henry S. Miller Commercial's Houston office and Steve Little with Corporate Realty Advisors, also in Dallas, represented the tenant who's inbound from the Coppell near Dallas.

American Woodmark manufactures and distributes cabinets to wholesalers like Home Depot. O'Conor says it took about a month of looking at sites in the area before company execs signed a medium-term lease for Midway Commerce Park, located near an industrial distribution corridor that runs along the northwest freeway. The building, which rents for 69 cents per sf, is owned by Midway Cos., which had its terms brokered by broker John Duffy.
