The three law firms are Overton, Lyman & Prince LLC; Darling, Hall & Rae LLP; and Reed & Davidson GP. The three firms collectively occupy the entire seventh floor of the Class A, 11-story building at 520 S. Grand Ave., which they have been in for five years. Biltmore Court, a 235,199-sf property that was built in 1923, was renovated in 1987 and is 97.7% leased.

Raymond Lepone, John Archibald and Martin McDermott of the Downtown LA office of Grubb & Ellis represented the tenant in the transaction. The building owner, WHB Biltmore LLC of Los Angeles, was represented by David Saeta of Los Angeles-based Investment Development Services, which is the leasing agent for the property.
