"The Manekin-Clark Turner marriage means a great deal to our economic development efforts," says Harford County Economic Development director J. Thomas Sadowski. "This goes a long way towards expansion of our economy and fostering the highest quality of living, for our residents and business customers alike."

Occupying a spot where Bata Boulevard and Route 40 meet, Waters Edge will feature views of the Bush River and will ultimately include four mid-rise office buildings of three to six stories and eight single-story retail structures. The self-enclosed office compound, which is expandable to accommodate up to a total of 520,000 sf of office space, includes unique offerings such as a putting green, corporate gardens with nature walks and a private corporate pier for fishing and boating activities.

Already, one of the several buildings that will adorn the property has opened its doors. Constructed by Manekin, the 80,000-sf building at 4690 Millennium Dr. is currently occupied to a solid list of tenants leasing and purchasing space. "It says a whole lot to spec a building in these uncertain economic times and be 93% pre-leased/pre-sold," Manekin broker Matt Haas notes. In addition to the 40,000-sf lead tenant, security solutions firm SafeNet Inc., the structure is also home to Logistics Management Institute, Applied Research, and civil engineering concern GW Stephens Associates, which purchased the entire first floor of 4690 Millennium Dr. Space here leases for $14.90 per sf.
