Because of its proximity to Manhattan and the SEC's directive for financial firms to have back-up space in case of a disaster, C&W is positioning the building for disaster recovery and/or data usage. The building is also fully furnished so, "a new user could, literally, move in and begin operations without changing a thing," according to Meisel.
"The existing dense pack layout is highly efficient," Meisel says. "The building has a data center, leading-edge communications capabilities, heavy electric and state-of-the-art HVAC in place."
The one-story facility is situated on six acres with direct access to the Garden State Parkway, Meisel explains, adding that "the availability of a building of this size, especially with such a large floor plate, is unusual along the Parkway corridor. We are already seeing significant interest from potential tenants."
