Irene Russell and Ruby Simpson of Sperry Van Ness in Ontario represented the seller, a private investor, Larry Hamper. The buyer was represented by Pacific Realty in San Diego.

The center is a one-building property at 12401 Hesperia Road, which Russell describes as a high-growth area in a busy retail section. She notes that the traffic count tallies nearly 20,000 cars daily at the site, "which is very strong for a community of 60,000 residents," Russell says. The area surrounding Carriage Square is enjoying substantial growth and is a fully developed commercial corridor, adding to its appeal to investors, she says. The center is close to the I-15 freeway and is 100% leased to Prime Care Medical, Hi-Tech Signs, Dan Moffett Karate, Avenues of Design, All Star Glass and several others.
