Brigham Black, leasing director for San Diego-based Shidler Group, tells GlobeSt.com that the inbound tenant is backfilling space vacated more than a year ago by the bankrupt Winstar Communications Inc. The new deal pushes occupancy to 84% in the 450,603-sf Twin Towers complex at 8585 Stemmons Freeway.

Black says First American took the 10th and 11th floors in the south tower in "as-is" condition with a tenant allowance. "Critical to this transaction," he says, "was our on-site team with Jones Lang LaSalle." Malcolm Ross, JLL's regional leasing director in Dallas, brokered the terms while Juan Escudero, property manager, "put all the pieces together to make the transaction come together," Black says.

Robert Bender of CRA Realty Advisors in Dallas represented the Santa Ana, C-based group, which occupies 100% of the abutting building. The inbound tenant is considered the nation's largest provider of advanced property and ownership information, analytics and services. Its a database contains more than 2,000 counties, representing 95% of the nation's real estate transactions.
