J&A Mechanical Inc. took 5,609 sf in Freeport 7 at 9150 N. Royal Lane, a 56,112-sf building with Bradford Cos. in Dallas as the asset manager. The HVAC and plumbing contractor moved in after spending nearly two years in temporary quarters at a construction site in Grapevine, Greg Morris of Dunn Commercial LP in Arlington tells GlobeSt.com. The company, headquartered in Memphis, signed a long-term lease after searching the Freeport area for two months.

Morris represented the tenant while Greg Nelson of the Bradford Cos. handled talks for the owner, Principal Mutual Life Insurance Co. of Des Moines, IA. The building's quoted rate is $6.75 per sf.

At 8000 Sovereign Row in Dallas, the New Jerusalem Church took 8,000 sf on a five-year contract for a 40,771-sf building that was bought six months ago and remodeled to hold three tenants. The structure is now 70% leased. Jeff Mercer of the Robert Lynn Co. in Dallas brokered the lease, which got its start from a sign call from the leader of the South Dallas congregation.

The building is owned by Lincoln Lin, a Texas partnership, that bought the asset for $650,000 in the spring from Quest Diagnostics after a two-year run on the sales listings. Mercer is quoting $4 per sf to $5 per sf gross.
