The bank's brokers, Greg Trout, president of Dallas-based Henry S. Miller Commercial's office division, and Brett Owens, assistant vice president, negotiated the terms with the building owner's rep, Michael Berkowitz of the Kim Martin Co. in Fort Worth. Owens tells GlobeSt.com that a significant rehab will be done for the full-floor tenant, with both sides of the deal sharing the makeover cost. The building is owned by a Fort Worth partnership, 100 Main Realty Ltd., and occupied by several law firms.

Regions Bank cleared a 10-year lease for the 39,848-sf office building, the first of a handful of Fort Worth-area locations that will be brought on line. "We got a good deal," Owens says of the negotiations outcome. Finish-out is about to begin, practically ensuring an opening before the year ends.
