The undertaking is Dallas-based Cirrus Group's 10th medical office development in five years in Dallas/Fort Worth. The 30,000-sf, two-story Coppell Healthcare Center at 125 Moore Rd. already is 60% pre-leased and the expectation is that the roster will be full by delivery in second quarter 2004, says Jason Dodd, Cirrus' director of real estate services. The lineup so far includes TienaHealth, Sandy Lake Chiropractic and Rehabilitation and Dr. Janet Stone Gonzalez, dentist. Designed by GSR Andrade, the Coppell center is being built by CF Jordan LLP.
Cirrus acquired three acres at the northwest corner of Sandy Lake and Moore roads in early summer for the one-off development that holds true to the Cirrus strategy to put class A medical office buildings, which are not hospital-affiliated, at the doorsteps of residential areas. The Coppell project, though, is viewed as supplemental office space for the Las Colinas Medical Plaza, HCA's two-building hospital campus positioned just six miles from the construction site. Dodd tells GlobeSt.com that the affiliation will "build in referral patterns" between the Coppell neighborhood and the hospital.
Until now, Dodd has been handling pre-leasing, but is passing the torch to Matt Klein, a newly hired leasing director with 10 years' experience in the field. For the last three years, he was leasing manager for medical office buildings in the North Texas region for HCA/Columbia and Medcap Properties. He was directly responsible for 1.3 million sf of medical office product, including properties in Houston, El Paso, Oklahoma and Southern Louisiana.
