As previously reported by GlobeSt.com, the overall average occupancy rate was 63.4%--10 percentage points less than downtown's--and the average room rate was $84.69.
Of the 16 submarkets tracked by the report by Robert S. Benton & Associates, only downtown broke the 70% occupancy rate and the $100 per night average room rate.
Eugene Dilbeck, president of the Denver Metro Convention & Visitors Bureau, tells GlobeSt.com that the robust performance downtown is due to convention business. "I think if you ask any hotel operators, they'll tell you that it is the convention business that is keeping everyone afloat," Dilbeck tells GlobeSt.com. "We had very good conventions in September and we will have a very good October."
But Dilbeck says the $120.69 per average room is not a record. "When things were really strong, we were averaging about $135 per night," Dilbeck tells GlobeSt.com.
